What this state guide covers
A quick view of the questions, practical details and source notes below.
Updated August 20, 2026. Quick answer: Idaho runs a circuit-breaker credit and deferral for senior homeowners. The thresholds that decide it — Circuit-breaker credit: age 65+; income limit $39,130 or less (2025 income, for the 2026 benefit year) (2026). Deferral: age 65+; income limit $61,674 or less (2025 income, for the 2026 deferral year) (2026). The programme type is what matters most: it decides whether your bill is reduced, held flat, refunded based on income, or merely postponed. And postponed is the one to look at twice — a deferral is a debt against the house, not a discount.
What Idaho offers
- Circuit-breaker credit — age 65+; income limit $39,130 or less (2025 income, for the 2026 benefit year) (2026). Property Tax Reduction (Circuit Breaker). Reduces property tax on the primary residence plus up to one acre by $250 to $1,500; also open to blind, disabled, widowed and former-POW applicants regardless of age.
- Deferral — age 65+; income limit $61,674 or less (2025 income, for the 2026 deferral year) (2026). Property Tax Deferral. Same categorical eligibility as the circuit breaker. The home must have no reverse mortgage or HELOC, and you must reapply annually by the first Monday in September.
The deferral trap
Idaho lets qualifying seniors defer property tax. A deferral is not relief in the ordinary sense: the tax is still owed, it accumulates, and it is typically secured against the home and repayable when the owner dies, sells or moves out. Confirmed via Idaho Code 63-716 and Tax Commission guidance: deferred tax and accrued interest become a lien on the property, ranked by the filing date of the deferral lien notice, with interest around 6% a year. Repayment is due when the property is sold or transferred, or when the claimant or last surviving claimant dies. The precise statutory trigger list at Idaho Code 63-718 was NOT directly read – treat the death and sale triggers as confirmed by agency guidance rather than by the section itself. For a homeowner whose plan is to leave the house to their children that matters enormously — the heirs inherit the debt with the property. It can still be the right choice for someone who needs cash flow now and has no heir depending on the equity. How deferral liens work.

Two things to check before you count on it
- Thresholds move. Age and income limits are reset by legislatures and are frequently indexed. Every figure above carries the year we confirmed it; confirm the current one before you budget around it.
- Your county may add its own. Statewide programmes are the floor. Counties and municipalities frequently run additional exemptions, and those are where a lot of real money sits.

Program classifications and thresholds are read from each state’s own revenue department, comptroller or statute, at the source linked on the state page. Disabled Veteran Property Tax Relief in Idaho: Midyear Transfer Rule for 100% or IU
Idaho Code § 63-702(1)(c) is the primary authority for this state-specific rule.
- Idaho allows a qualifying veteran to transfer an already granted property-tax or occupancy-tax reduction after changing residence after April 15.
- This transfer route is limited to a 100% service-connected rating or individual unemployability compensated at the 100% rate.
- The benefit must have been granted before April 15, the move must occur before October 1, and the owner must notify the State Tax Commission before October 1.
Before applying, match the rating letter, ownership, occupancy, survivor status, and filing timing in your records to the controlling text; confirm current filing instructions with the administering agency.

Deferral is the one relief type on this page that postpones the bill rather than reducing it, and secures the postponed amount against the home: Idaho’s senior property-tax deferral works through the exact interest rate, the repayment triggers, and whether the lien outranks an existing mortgage.
