Property Tax Breaks for Seniors in Idaho (2026)

Updated August 3, 2026. Quick answer: Idaho runs a circuit-breaker credit and deferral for senior homeowners. The programme type is what matters most: it decides whether your bill is reduced, held flat, refunded based on income, or merely postponed. And postponed is the one to look at twice — a deferral is a debt against the house, not a discount.

What Idaho offers

  • Circuit-breaker credit — age 65+; income limit $39,130 or less (2025 income, for the 2026 benefit year) (2026). Property Tax Reduction (Circuit Breaker). Reduces property tax on the primary residence plus up to one acre by $250 to $1,500; also open to blind, disabled, widowed and former-POW applicants regardless of age.
  • Deferral — age 65+; income limit $61,674 or less (2025 income, for the 2026 deferral year) (2026). Property Tax Deferral. Same categorical eligibility as the circuit breaker. The home must have no reverse mortgage or HELOC, and you must reapply annually by the first Monday in September.

The deferral trap

Idaho lets qualifying seniors defer property tax. A deferral is not relief in the ordinary sense: the tax is still owed, it accumulates, and it is typically secured against the home and repayable when the owner dies, sells or moves out. Confirmed via Idaho Code 63-716 and Tax Commission guidance: deferred tax and accrued interest become a lien on the property, ranked by the filing date of the deferral lien notice, with interest around 6% a year. Repayment is due when the property is sold or transferred, or when the claimant or last surviving claimant dies.
