Updated August 3, 2026. Quick answer: North Carolina runs a exemption and deferral for senior homeowners. The programme type is what matters most: it decides whether your bill is reduced, held flat, refunded based on income, or merely postponed. And postponed is the one to look at twice — a deferral is a debt against the house, not a discount.
What North Carolina offers
- Exemption — age 65+; income limit $38,800 or less (2026). Elderly or Disabled Homestead Exclusion (G.S. 105-277.1). Excludes from taxation the greater of $25,000 or 50% of the appraised value of the permanent residence of a qualifying owner 65+. Filed on Form AV-9 by 1 June with annual recertification.
- Deferral — age 65+; income limit up to $58,200 (2026). Property Tax Homestead Circuit Breaker (G.S. 105-277.1B). NAMING TRAP: called a circuit breaker, it is a DEFERRAL. It caps the annual bill at 4% of income (at or below $38,800) or 5% (up to $58,200), but tax owed above the cap is NOT forgiven – it is carried forward as deferred tax each year you participate.
The deferral trap
North Carolina lets qualifying seniors defer property tax. A deferral is not relief in the ordinary sense: the tax is still owed, it accumulates, and it is typically secured against the home and repayable when the owner dies, sells or moves out. NAMING TRAP: under G.S. 105-277.1B the above-cap amount is carried forward as deferred taxes and accrues as a LIEN on the property. Per G.S. 105-277.1F the deferred taxes for the preceding three fiscal years plus interest become due and payable in full on a disqualifying event – the owner’s death, sale or transfer, or ceasing to qualify. For a homeowner whose plan is to leave the house to their children that matters enormously — the heirs inherit the debt with the property. Two things to check before you count on it
- Thresholds move. Age and income limits are reset by legislatures and are frequently indexed. Every figure above carries the year we confirmed it; confirm the current one before you budget around it.
- Your county may add its own. Statewide programmes are the floor. Counties and municipalities frequently run additional exemptions, and those are where a lot of real money sits.
