Property Tax Breaks for Seniors in New Hampshire (2026)

The programme type is what matters most: it decides whether your bill is reduced, held flat, refunded based on income, or merely postponed. What New Hampshire offers

  • Exemption — age 65+; income limit statutory floor $13,400 single / $20,400 married net income plus a $35,000 net-asset floor – each of New Hampshire’s 234 municipalities sets its own, usually higher, local limits (2025). The deferral trap

New Hampshire lets qualifying seniors defer property tax. A deferral is not relief in the ordinary sense: the tax is still owed, it accumulates, and it is typically secured against the home and repayable when the owner dies, sells or moves out. Deferred tax under RSA 72:38-a becomes a lien on the property. Total liens – deferred tax plus any existing mortgage – may not exceed 85% of the property’s equity value, the deferral is subordinate to a prior mortgage, and it is enforced through the same tax-lien and tax-sale process as ordinary delinquent tax. It is repayable, with the property at risk, not forgiven. For a homeowner whose plan is to leave the house to their children that matters enormously — the heirs inherit the debt with the property. Two things to check before you count on it
