What Illinois offers

  • Exemption — age 65+. Senior Citizens Homestead Exemption. Reduces equalised assessed value by $8,000 in Cook County and contiguous counties, or $5,000 elsewhere. Initial Form PTAX-324, renewed annually.
  • Freeze — age 65+; income limit $75,000 or less for the 2026 tax year, rising to $77,000 for 2027 and $79,000 for 2028 (2026). Senior Citizens Assessment Freeze Homestead Exemption. Freezes the home’s equalised assessed value at a base-year level. Must be refiled annually on Form PTAX-340.
  • Deferral — age 65+; income limit $75,000 (2025), $77,000 (2026), $79,000 (2027 onward) (2026). Senior Citizens Real Estate Tax Deferral Program. Defer up to $7,500 a year of property tax, capped at 80% of home equity, as a state loan at 3% simple annual interest. Filing window 1 January to 1 March.

The deferral trap

Illinois lets qualifying seniors defer property tax. A deferral is not relief in the ordinary sense: the tax is still owed, it accumulates, and it is typically secured against the home and repayable when the owner dies, sells or moves out. Confirmed directly from tax.illinois.gov publication PIO-64: deferred amounts become a lien on the property under the recorded tax deferral and recovery agreement, repayable with 3% simple interest when the property is sold or transferred, or WITHIN ONE YEAR OF THE TAXPAYER’S DEATH. For a homeowner whose plan is to leave the house to their children that matters enormously — the heirs inherit the debt with the property. Two things to check before you count on it

  • Thresholds move. Age and income limits are reset by legislatures and are frequently indexed. Every figure above carries the year we confirmed it; confirm the current one before you budget around it.

35 ILCS 200/15-169(b), (b-3) is the primary authority for this state-specific rule.

  • Illinois grants a $2,500 annual exemption for a service-connected rating from 30% through 49%.
