Updated August 23, 2026. Quick answer: Florida runs an exemption for senior homeowners — not a freeze and not a deferral. It exempts an additional $50,000 of assessed value at age 65+ where household adjusted gross income is at or below $38,686 (2026 limit). It reduces the taxable value of your home, but only for non-school taxes, and only in counties or cities that have voted to offer it.

What Florida offers

  • Additional homestead exemption — age 65+ as of January 1; household adjusted gross income at or below $38,686 (2026 limit). Exempts an additional $50,000 of assessed value, on top of the standard $25,000-$50,000 homestead exemption every Florida homeowner can claim.
  • Long-term-resident version — the same age/income test, plus at least 25 years in the home as a permanent residence, can exempt the home’s full assessed value in some counties.

This exemption applies only to non-school taxes — the largest single line on most Florida tax bills is the school levy, and this exemption does not touch it. It also is not automatic statewide: each county or city must pass an enabling ordinance to offer it. Most large counties have; smaller and more rural counties may not have. Confirm your county has adopted it before counting on the savings.

Two things to check before you count on it

  • Thresholds move. Age and income limits are reset by legislatures and are frequently indexed. Every figure above carries the year we confirmed it; confirm the current one before you budget around it.
  • Your county may add its own. Statewide programmes are the floor. Counties and municipalities frequently run additional exemptions, and those are where a lot of real money sits.

Two different things are called a “homestead exemption”. This page is about property-tax relief — programmes that reduce what a senior homeowner owes each year. A creditor homestead exemption is a separate protection that decides how much of your home’s value a judgment creditor cannot reach. They share a name, they are set by different statutes, and qualifying for one tells you nothing about the other. The creditor table is on homestead exemption by state.

Program classifications and thresholds are read from each state’s own revenue department, comptroller or statute, at the source linked on the state page. Dollar and income thresholds change most years and are labelled with the year we confirmed them — check the current figure with the state or your county before relying on it. Disabled Veteran Property Tax Relief in Florida: Full Homestead Exemption and January 1 Test

Fla. Stat. § 196.081(1)(a) is the primary authority for this state-specific rule.

  • Florida exempts a qualifying homestead owned and used by an honorably discharged veteran with a service-connected total and permanent disability.
  • The cited provision ties the exemption to Florida permanent residence on January 1 of the claim year, or January 1 of the year the veteran died.

Before applying, match the rating letter, ownership, occupancy, survivor status, and filing timing in your records to the controlling text; confirm current filing instructions with the administering agency.

Deferral is the one relief type on this page that postpones the bill rather than reducing it, and secures the postponed amount against the home: Florida’s senior property-tax deferral works through the exact interest rate, the repayment triggers, and whether the lien outranks an existing mortgage.
