Updated September 5, 2026. Quick answer: a Truoba plan set is $700 to $1,800 as a PDF across the six plans below, and the PDF plus CAD bundle is exactly $500 more on every one of them. That price buys construction drawings. It does not buy a permit, a structural engineer’s stamp, site work or the house, and Truoba states no construction price at all.
What the price actually buys, and what it does not
Truoba sells drawings. A purchase is a licence to build a single home from a stock plan set, stick-built from stock drawings by a builder you hire yourself. There are two set types on every plan: the PDF set, which Truoba says lets you make multiple copies and send digital copies to everyone involved in construction, and the PDF plus CAD set, which adds .dwg files so a local architect, designer or builder can change the drawings. On all six plans the CAD bundle is the PDF price plus $500.
Three limits matter more than the price. First, the sets are designed in accordance to the International Residential Code, which is Truoba’s wording and is not the same as approval by your local building department; Truoba tells buyers to consult a local engineer or architect. Second, Truoba’s own product pages carry a heading titled Structural Engineer Review Required and state that the construction drawing set must be reviewed and stamped by a licensed structural engineer in your local jurisdiction, because soil, snow, wind and seismic conditions vary by site. Truoba does not price that engineer. Third, the About page says the homes are designed with Passive House principles in mind, which is a design statement and not a Passive House certification.
Construction cost is not part of the purchase. The Get Cost To Build Report button on each product page loads a third-party embed from costtobuildahouse.com; the number it produces is that third party’s, not Truoba’s, and Truoba publishes no build price of its own.
Table A: the six plans at a glance
Square footage below is Truoba’s house area, which is the living area only. It excludes the garage, porches, decks and any basement, so the area you build and heat is not the same as the area you walk through. Garage areas are listed separately in the last column. The last column but one divides the PDF price by the living area, which is the only per-square-foot figure on this page that means anything: it is the cost of the drawings, not the cost of the house.

Two notes the table cannot carry. Truoba describes Truoba Mini 219 as designed to serve as an accessory dwelling unit or a guest house on the property of a main residence. That is Truoba’s design intent, not a zoning determination: whether you may build it, and at what size, is set by your local jurisdiction and has to be confirmed there. And Truoba Mini 419 is the only plan whose quoted living area excludes a garage you can add: its garage is an optional extra, so the structure you actually build is larger than the headline number.
Table B: the add-on stack, plan by plan
The headline price is the base set. Everything below is an extra on Truoba’s own order form, and the options differ by plan. A blank cell means Truoba does not offer that add-on on that plan at all, which is a real constraint rather than a saving: there is no basement option on Truoba 322, and no material list on Truoba Mini 219.

Truoba notes on the plot plan that some counties require one to obtain a building permit, so the $100 line is not always optional in practice. A basement changes the plan rather than adding a sheet: Truoba publishes different living areas for the basement versions of Truoba Mini 419 (1,205 sq ft) and Truoba 218 (1,800 or 1,900 sq ft), so a basement build is not the same house as the row in Table A.
The permit-ready worksheet: what is priced, and what is blank
This is the worksheet the plan price belongs in. The first block is priced by Truoba and is the whole of what this page can tell you. The second block is blank on purpose. No primary source prices those lines, they are the larger numbers, and any figure printed against them here would be invented.

The honest shape of the budget is that the drawings are the small line. Treat the plan price as an entry fee that unlocks quotes, and get the engineer’s fee and your building department’s fee schedule in writing before you decide the plan is affordable.
Licence, refunds and changes
Truoba’s terms are specific and worth reading before, not after. Buying a PDF or CAD package grants the purchaser the right to use the documents to construct a single home, with duplication of prints allowed only for that build. Ownership and copyright stay with Truoba LLC, modified plans count as derivatives and carry the same copyright, the licence ends at completion of the house (occupancy), and the plans are not transferable, so if the house is never built the plans may not be sold on to somebody else.
On money back: Truoba’s terms say house plan sales, modifications and custom home designs are not refundable once the sale is made. The single exception is an exchange, and it is narrow: a first order can be exchanged for another house plan within 30 days of the original order, for a fee of 30 percent of the original order plus the price difference if the new plan costs more. On a $1,800 set that exchange fee alone is $540.
Changes are quoted rather than listed. Truoba’s own pages give modification tiers that do not agree with each other, so the only figure this page will state is Truoba’s floor: modifications start from $100 and are quoted per request, with no upfront payment and a first draft quoted within 48 hours. Truoba also says electrical plan changes after purchase are free. If a change matters to you, get it quoted before you buy, because the purchase itself is final.
How wide a lot each plan needs, as arithmetic
The width in Table A is the house, not the lot. The buildable width you need is the plan width plus your side setbacks on both sides, and setbacks are set by your local zoning, not by Truoba. So this is arithmetic you finish yourself once you know your own numbers. Worked at a five-foot side setback on each side, which adds ten feet, and then at ten feet a side, which adds twenty:

The spread is the point. Truoba Mini 219 at 38′-8″ and Truoba 320 at 82′-6″ are a 43′-10″ difference in required frontage before a single setback is counted, which on a narrow infill lot decides the plan for you.

Truoba Mini 615: 880 sq ft, 2 bed, 1 bath
The cheapest way in. Two bedrooms and one bath in 880 sq ft, with the primary bedroom set apart from the living area and opening onto a sundeck, a fireplace, and a den that Truoba describes as convertible to a home office. Truoba lists it under one-story house plans.

Truoba Mini 219: 910 sq ft, 2 bed, 1 bath
The narrowest footprint of the six at 38′-8″ wide, and the only plan Truoba describes as designed for accessory-dwelling or guest-house use. Two bedrooms share one bath. Whether your jurisdiction allows it as a second dwelling is a local question. Truoba states this plan’s snow-load design values inconsistently on its own page, so no snow load is quoted here.

The first plan with a garage in the base price: 571 sq ft on top of 1,628 sq ft of living area, three bedrooms, and a U-shaped layout with the living wing on one side and the primary suite on the other. It has the most flexible basement option of the six, with two published versions.

Three bedrooms, a study, a mudroom and a dedicated storage room across 2,278 sq ft, plus a 682 sq ft two-car garage in the base price. The one constraint to know before you fall for it: there is no basement option, and the foundation spec is slab and crawl only. Single-level layout, though it is not in Truoba’s one-story listing as of 2026-09-04.

The largest and the widest, and the only plan with a half bath and a carport. 2,354 sq ft of living area plus a 676 sq ft garage, in a U-shape wrapped around a covered rear porch. At 82′-6″ wide it needs the most frontage of the six by a clear margin.

Every price, area, dimension and add-on above was read from Truoba’s own plain product page for that plan, and from Truoba’s help and terms pages, on 2026-09-04, confirmed unchanged on 2026-09-05. Nothing here comes from a reseller, an aggregator or a marketing sheet, and nothing here has been tested, bought or built by Clear Money Guide. Where Truoba’s own pages contradict each other, this page says so and prints no number: that is why there is no modification tier table and no snow load for Truoba Mini 219. Where no primary source exists, the cell stays blank rather than being filled with an estimate.
