Updated August 20, 2026. Quick answer: Maine runs a circuit-breaker credit and deferral for senior homeowners. The thresholds that decide it — Circuit-breaker credit: age 65+; income limit filers 65+ get a $100,000 income ceiling and must show property tax paid exceeds 4% of income (2024). Deferral: age 65+; income limit household income under $40,000; liquid assets under $100,000 single or $150,000 for multiple owners (2024). The programme type is what matters most: it decides whether your bill is reduced, held flat, refunded based on income, or merely postponed. And postponed is the one to look at twice — a deferral is a debt against the house, not a discount.
What Maine offers

The deferral trap
Maine lets qualifying seniors defer property tax. A deferral is not relief in the ordinary sense: the tax is still owed, it accumulates, and it is typically secured against the home and repayable when the owner dies, sells or moves out. Confirmed: under 36 M.R.S. 6254 a statutory lien is recorded against tax-deferred property, and Maine Revenue Services states that following withdrawal, disqualification, sale, or the homeowner’s DEATH, the taxpayer or their estate and heirs must repay the total deferred taxes plus interest and costs. SEPARATELY WORTH KNOWING: Maine’s senior tax-freeze programme (Property Tax Stabilization, LD 290) was REPEALED effective 11 October 2023 and no freeze programme now exists – a lot of published advice still describes it. For a homeowner whose plan is to leave the house to their children that matters enormously — the heirs inherit the debt with the property.
