Deferral
How to apply
Two things to check before you count on it

Updated August 20, 2026. Quick answer: Kansas runs a freeze and circuit-breaker credit for senior homeowners. The thresholds that decide it — Circuit-breaker credit: age 55+; income limit $43,389 or less (2025). Circuit-breaker credit: age 65+; income limit $25,380 or less (2025). Freeze: age 65+; income limit $58,041 or less (2025). There is no statewide deferral programme in Kansas, which matters because deferral is the one programme type that usually creates a debt against the home. The programme type is what matters most: it decides whether your bill is reduced, held flat, refunded based on income, or merely postponed.

What Kansas offers

  • Circuit-breaker credit — age 55+; income limit $43,389 or less (2025). Homestead Property Tax Refund (Form K-40H). Refunds a percentage of general property tax paid, capped at $700, for homeowners 55+ with a home valued under $350,000.
  • Circuit-breaker credit — age 65+; income limit $25,380 or less (2025). SAFESR, Property Tax Relief for Low Income Seniors (Form K-40PT). Refunds 75% of property tax actually paid, with no dollar cap on the refund, for claimants 65+ all year with a home under $350,000.
  • Freeze — age 65+; income limit $58,041 or less (2025). Property Tax Relief for Seniors and Disabled Veterans (Form K-40SVR). Not an assessed-value freeze but works like one: refunds the difference between the base-year homestead tax and the current-year amount. Only one of the three Kansas programmes may be claimed per year.

Deferral

We found no statewide senior property-tax deferral programme in Kansas. That is worth knowing, because deferral is the one programme type that usually creates a debt against the home — why the distinction matters.

How to apply

No county office is involved — filed directly with the Kansas Department of Revenue via WebFile or paper form, 1 January to 15 April of the following year

Two things to check before you count on it

  • Thresholds move. Age and income limits are reset by legislatures and are frequently indexed. Every figure above carries the year we confirmed it; confirm the current one before you budget around it.
  • Your county may add its own. Statewide programmes are the floor. Counties and municipalities frequently run additional exemptions, and those are where a lot of real money sits.

Two different things are called a “homestead exemption”. This page is about property-tax relief — programmes that reduce what a senior homeowner owes each year. A creditor homestead exemption is a separate protection that decides how much of your home’s value a judgment creditor cannot reach. They share a name, they are set by different statutes, and qualifying for one tells you nothing about the other. The creditor table is on homestead exemption by state.

Program classifications and thresholds are read from each state’s own revenue department, comptroller or statute, at the source linked on the state page. Dollar and income thresholds change most years and are labelled with the year we confirmed them — check the current figure with the state or your county before relying on it. Disabled Veteran Property Tax Relief in Kansas: a 50% Service-Connected Rating Defines Eligibility

K.S.A. 79-4502(i) is the primary authority for this state-specific rule.

  • Kansas defines a disabled veteran, for this homestead claim, as a Kansas resident who served in the active military, naval, air or space service and was discharged or released under an honorable discharge or a general discharge under honorable conditions.
  • The claimant must have a service-connected evaluation percentage equal to or greater than 50%.
  • A surviving spouse who was receiving benefits at the veteran's death may continue to receive them until the surviving spouse remarries.
  • This is a separate homestead eligibility category under K.S.A. 79-4508 and 79-4508a, not a variant of the age-55 or age-65 programs described above; a disabled veteran with a 50%+ rating qualifies regardless of age.

Before applying, match the rating letter, ownership, occupancy, survivor status, and filing timing in your records to the controlling text; confirm current filing instructions with the administering agency.
