Updated September 24, 2026. Quick answer: LegalTemplates surveyed 909 law firms in 2026 and found Iowa attorneys charging a median $2,400 for a revocable living trust, $2,050 to $2,900 for the middle half. That puts Iowa at the 7th-cheapest of the 20 states compared here, coming in under the $2,475 national median for a standalone trust. A DIY platform runs $149 to $649. What that spend buys locally: Iowa charges 0.2% of the probate assets listed in the estate inventory; a $250,000 estate costs $500.00 in court costs.
Whether the state taxes the trust’s income is a separate question: does Iowa tax trust income.

What a living trust avoids: probate in Iowa
Here is the cost side of the ledger a trust is meant to avoid in Iowa. Iowa charges 0.2% of the probate assets listed in the estate inventory; a $250,000 estate costs $500.00 in court costs. Full filing-fee breakdown.
Iowa puts probate fees on a statutory percentage schedule, so the largest single cost is anchored to published numbers rather than to an hourly rate: the statutory percentages are a ceiling, not an entitlement; personal representative compensation is capped at 6% of the first $1,000, 4% of the next $4,000 and 2% of everything above $5,000 of gross probate assets (Iowa Code §633.197), with attorney fees capped at the same schedule (§633.198), and courts routinely allow less. The second number is the small-estate threshold, at or under which an estate skips most of probate: $100,000 by very-small-estate affidavit, or $200,000 for simplified administration. Whether any of that reaches a solely owned house is answered below; it is where most published guidance goes wrong. Full Iowa probate cost guide, and the threshold below which probate is skipped by affidavit, trust or not.
Iowa living trust: signing, notary and the deed
Each line is a short extract quoted from, or a plain summary of, the statute cited; the section has the exceptions.
- Creating the trust. Iowa Code § 633A.2102: “The settlor was competent and indicated an intention to create a trust.”
- Writing rule. Iowa Code § 633A.2103 (summarized, not quoted): a trust is enforceable when evidenced by a written instrument signed by the trustee, or by a written instrument conveying the trust property signed by the settlor (either through an agent only if authorized in writing).
- Certification of trust. Iowa Code § 633A.4604: “A trustee may present a certification of trust to any person…”

Funding the trust in Iowa
Owning a trust and funding it are two different jobs. For a house, funding means recording a new deed. Funding the trust in Iowa is not automatically tax-free, because Iowa is one of the few of these states that does impose a real estate transfer tax, but a no-consideration deed into your own revocable trust falls outside it: Iowa Code §428A.2 excepts deeds in which the consideration is $500 or less, so a self-funding deed with no purchase price owes no transfer tax. On the property-tax side, Iowa reassesses real property every odd-numbered year at market value on a fixed statutory calendar, not in response to a change in title (Iowa Department of Revenue, Property Tax Overview). The new deed still has to be recorded with the county recorder along with a Declaration of Value form, for a modest per-page fee.
Is a living trust worth it in Iowa?
The trade comes down to the $2,400 spent now against the court costs avoided later, plus a private, faster transfer that a will alone does not provide. The full worth-it analysis for Iowa walks through the same trade using your own property and numbers.
